Consultation
The first and foremost step in this process is the consultation, at no cost to you. I will meet you at the home and have an overview of the property and its contents. Again, please be advised to not dispose of anything prior to our meeting. We will discuss what items are to be sold, and which are to stay. If there are personal/sensitive documents or items, please plan to have them labeled in a secure area or moved off-site.
The Contract
I will bring the physical contract with me to the initial meeting and we will sit down and discuss it in-depth. This is where we will decide the date(s) and times of the sale, as well as any alternative dates due to inclement weather, illness, etc.
The Sale
1 - Sale prep
After keys are exchanged, I will begin the process of sorting, staging and tagging items, large and small. I have tables and clothing racks that can be moved in, if needed. Items will be priced in accordance to the market, and any items of unique or higher value will be researched and priced accordingly. Advertising for the sale will also be prepared and listed on EstateSales.net, social media, craigslist and other platforms, as well as physical signs on the date(s) of the sale.
2- Sale day
Once prep and advertising are complete, it’s time for sale day! Typically sales are scheduled on Fridays and Saturdays, but will consider Thursdays as well depending on the scale of the sale. Sale days can certainly be hectic, especially if there are factors of weather or parking restraints. Day One is when the majority of the highly-sought after items will be scooped up, Day Two is typically more ordinary items and making deals. Either way, it’s equally exhausting and exhilarating!
3- Post-sale
Depending on what has been previously discussed, this is where a cleanout/buyout service is contacted or the client assumes responsibility for leftover items at sale’s end. Again, typically 10%-25% items will likely remain.
4- Payment
Within 5 business days, you will receive the payment for items sold. If a post-sale is agreed upon, commission rates still apply. At this point, it’s my hope that much of the stress related to consolidation has been alleviated!
